One acre on Butler Road, fifteen minutes from Red Slough. The part of a raw lot that usually costs you a month and a few hundred dollars to find out — what kind of septic system it will take — was run by the state before this ever went up for sale.

A square acre of pine and hardwood off a gravel county road, in a county with no zoning and no building permits. It is not cleared and it is not improved. What it has instead is paperwork — the kind that decides whether a lot like this is worth anything at all.
Oklahoma DEQ evaluated three test holes here in October 2025 and found Group 2a soil over Group 4, with redox as the limiting layer — so a conventional system is not approved here. The report sizes three alternatives instead: shallow-extended trench, drip, or spray, each with a 1,000-gallon tank plus aerobic treatment, certified for a three-bedroom residence. The soil scientist who ran it quoted roughly $6,000–$7,200 installed. DEQ has not yet ticked its own review box, so treat the design as settled and the permit as the buyer's last step.
McCurtain County Rural Water District No. 1 serves this road. You call them directly for the tap fee and meter — no well to drill, which is the other number that usually kills a cheap acre.
Distribution line and pole sit on the Butler Road frontage — you can see them in the photos below. Service extension and meter are yours to arrange with the provider, the same as the water tap. We have not set them up, and we have not confirmed which cooperative serves this stretch of Butler Rd — ask before you budget the drop.
Per the McCurtain County Commissioners' resolution updated April 2024, the county has no county-wide zoning, requires no building permits in unincorporated areas, and applies no county fire or health ordinance beyond state law. One caveat we would rather you hear from us: where a county issues no building permit, Oklahoma statute (74 O.S. § 324.11(C)) puts that permit with the State Fire Marshal’s office — worth one call before you build. Put an RV on it this weekend or build in five years.
Zero percent of the parcel is in a mapped FEMA flood zone and zero percent is wetland. Two things worth knowing alongside that: McCurtain County does not participate in the National Flood Insurance Program, so federal flood insurance is not available here — and the DEQ test holes found redox at 12–24 inches, a seasonal high water table indicator. That is why a conventional septic was not approved, and the approved systems are designed around it.
Red Slough Wildlife Management Area — 5,800 acres of managed wetland, one of the best birding and duck destinations in the state — is a fifteen-minute drive. Broken Bow is up the highway.
It is wooded and uncleared. Every photo on this page is from the November 2025 shoot and shows the lot as it stood then — trees, brush, no pad. Selective clearing for a pad and drive runs roughly $2,000–$5,000 with local equipment, and we can hand you the name of the man everyone out there uses.
Butler Road is gravel, not pavement. Dirt and gravel, passable in a passenger car, 210 feet of it along the frontage. If you need blacktop to the door, this is the wrong acre.
There is no street address. The county will not assign one to a vacant lot, so nothing here will come up in a GPS search. Drive it this way: from Highway 3, turn south on Severance Road and go one mile, then east on Butler Road about half a mile — the tract is on the south side.
