Ten wooded acres off Copeland Road that the owner said had "deeded access". The closing attorney's title search said otherwise: the land lacked legal access to a public street. Only a small strip touched the road, and title could not be insured without an access exception.
The chain explained why. The family land had been sold off in pieces over generations, and a quarter-acre strip to the road had once been listed in someone else's name and was brought back by a 2013 quitclaim. We wrote to the owner for the full history and chased the survey, and the buyer brought his own survey to the attorney so the access question was settled before closing.
The recorded descriptions that came out of it describe both pieces, and add a nonexclusive easement for ingress and egress that runs with the land. It closed in July 2025.
The diligence file as it stood at closing, including anything still open.
Title search, July 2025: the land lacked legal access to a public street; it had a small strip touching the street that did not meaningfully reconnect with the rest. The recorded descriptions now include a nonexclusive easement for ingress and egress that benefits both parcels and runs with the land.
Parcel I: about 10 acres in the SE 1/4 of the SE 1/4, Section 14, T19N, R18E, iron pins at every corner. Parcel II: a 0.25-acre strip, 54 ft wide by 208.7 ft deep, reaching Copeland Road.
The owner's account: the land was once one family tract, split among heirs and sold off in pieces; the road strip had been listed in another person's name and was returned by a 2013 quitclaim; a local surveyor and the county map office then joined the pieces for tax purposes.
Outside the Wetumpka city limits: no county zoning. No HOA.
Public water is listed through the Central Elmore Water & Sewer Authority, but we have no letter. No perc or soil test was done. No utilities on the land.
All woods, no improvements.

Tell me what you are looking for. Most of what I buy never reaches a page like this; it goes to whoever already told me what they wanted.
Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
