How it sold

The county said on day one that it was probably landlocked.

Fourteen wooded acres at the far end of Family Lane, a private dirt road, with McLellan's Creek as the west line.

The county told us on the first day that Family Lane is not a county road and that its map shows no easement to the tract. As far as the record goes, it is landlocked.

We wrote the contract with a legal-access condition, then spent August trying to create access: two rounds of letters to all five neighbours, an offer to pay one of them for an easement, calls about the adjoining 48 acres, and an attorney referral. Nobody granted one.

So the contract was re-signed without the condition, and we told every caller plainly that the tract had no legal access. It took months; a buyer came through an agent at Christmas and it closed in January 2025.

What we learned

If the record shows no access, say so to every buyer.

Selling land?

If you own something like this, we would like to hear about it.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
