This was a fenced, cleared 13.8-acre cow pasture on a paved county road. Right next door, a builder had split ten acres into seven lots and was pouring house slabs. The drone photos show them.
The question was what this ground could carry, so we asked Hart County directly. The answers: no zoning; stick-built, modular and mobile homes all allowed; and the tract could be split once every two years without triggering the subdivision rules, so two lots of about 6.85 acres were permitted. County water is at the road.
There is no sewer, and the seller mentioned a couple of low spots that puddle in heavy rain, so septic was the open question. We did not pay for a soil test on this one. We listed it on the MLS with professional drone photos, and a local buyer financed it with a bank and closed on it as one tract in November 2025.
The diligence file as it stood at closing, including anything still open.
Hart County: no zoning. Stick-built, modular and mobile homes are all allowed.
Hart County: the tract can be split once every two years without triggering the subdivision regulations, so a split into two lots of about 6.85 acres is permitted. More splits, or a true subdivision, need 3-acre minimum lots and 300 ft of road frontage. With no split there are no setbacks; with one, 40 ft front and 10 ft sides and rear.
County water at the road. No sewer: a home needs septic. No power on the tract.
Never tested. The seller mentioned a couple of low spots that hold water in heavy rain.
Paved public road along the frontage.
The adjoining ten acres were bought by a builder in 2022 and divided into seven lots with new homes going up, visible in the drone photos.
Fenced and cleared pasture. A small run-in shed stayed with the land; the seller removed her livestock panels, water tanks, hay rings and chute before closing under a written addendum. Title was clean.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
