Two side-by-side wooded lots, each just over an acre, on a paved road in a rural pocket south of Dublin.
The question that mattered was whether each lot could carry a home on its own. We asked the Laurens County Board of Commissioners: unincorporated Laurens has no zoning, and the one rule is at least an acre per home. Each lot clears it. We also checked for a past perc test or septic permit on either lot and found none, and we said so plainly: well and septic required, no perc on file.
Our photographer walked both lots. The road edge is a raised bank with no driveway cut yet, there was wood debris and some trash in the woods, and power runs along the road.
A local buyer took both lots together in June 2026, with his own perc test as a condition.
The diligence file as it stood at closing, including anything still open.
Laurens County Board of Commissioners: unincorporated Laurens has no zoning; the one rule is a minimum of one acre per home. Building permits follow the county process. Each lot is about 1.1 acres by our listing figure; there is no survey.
No public water and no public sewer. A home needs a well and a septic system.
No previous perc test and no septic permit on file for either lot.
USDA soil survey: Cowarts loamy sand (rated somewhat limited for septic) and Dothan loamy sand (rated very limited), both well drained on 2 to 5% slopes. That is a map rating, not a perc test. The buyer made a passing perc test a condition of his purchase; whether it was run is not in our file.
Paved frontage on Byrd Hill Dr, roughly 214 ft per lot by our figure. Photographer's walk, February 2026: the road edge is a raised bank with no clear driveway cut, so each lot needs a driveway made. Power lines along the road; no other utilities seen; cell signal present.
Flat, mixed hardwood and pine, with wood debris and some trash inside the tree line. Neighbouring homes are mostly mobile homes.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
