This was an old homesite, not raw land: a 1,040 sq ft double-wide that had sat empty for years after the owners moved away, with an old septic tank nobody had looked at in a long time.
Before we came along, Liberty County Code Enforcement had already cited the property under its dilapidated-buildings ordinance, in March 2026: the mobile home had to come off and the lot be cleared within 90 days, or the owner would be summoned to magistrate court. The owners were also about to leave the country.
We contracted it as-is and found a local builder who walked the lot himself. He took on the removal and the utility checks, and we closed in about six weeks, before the owners left, with the citation off their name.
We will be plain about this one: we did not test the septic or the well. The buyer did that work. What we checked is below.
The diligence file as it stood at closing, including anything still open.
Liberty County Building & Licensing, Notice of Violation, Case 260026, March 9, 2026: zoned PUD, in violation of Sec. 301-11 (nuisances) and Sec. 302-6 (dilapidated buildings). The mobile home had to be removed and the lot cleared within 90 days, or a magistrate court citation would follow, with fines of up to $1,000 and/or 60 days per offense, each day a separate offense.
PUD, per the county's notice. Lot 78, Lakeside section, Woodland Lake subdivision.
An old septic tank was installed for the homesite; its condition was never checked by us. The buyer, a local builder, took on the septic and water checks himself.
Desk data only: no mapped flood zone or wetlands, about 3% average slope, and soils mostly Eulonia fine sandy loam (moderately well drained). Not a perc test.
Closed through a Savannah law firm by mail-away because the owners were out of the country. Deed recorded June 30, 2026, Book 2484 Page 870, Liberty County.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
