How it sold

The county's card said three lots, maybe one house.

Three narrow side-by-side lots on a state highway, owned by a seller who grew up around the corner. A note on the county's property card said the health department thought all three together might hold only one buildable site.

So we asked the health department directly. It had no usable septic history on any of the three, and told us in writing that each lot must be evaluated on its own, unless the lots are combined and recorded first. We said so plainly, and made no claim that the land would perc. County Public Works confirmed public water on the highway.

Title came through an estate: the land had passed to the seller from his father's heirs in 2004, and the closing attorney pulled the estate file to confirm every heir had signed. It closed in June 2025.

What we learned

Ask the health department before you promise lots.

Selling land?

If you own something like this, we would like to hear about it.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
