Three acres of farmland on Wall Street, inside the Town of Grifton. It is Lot 4 of eight long three-acre lots a 1963 estate survey cut from a family farm bought in 1945.
The first problem was title. The land had passed from grandmother to father to mother to the owner, and the closing attorney could not at first show she was the only owner. He read three estate files to clear it, and the recorded deed now spells out the whole chain.
The second was the ditch. A water-holding ditch crosses the front third, and the field had been farmed for years. We paid a soil scientist, who bored seven holes. The front third is too wet, but about 40,000 sq ft in the middle has 36 inches or more of sand to wetness, enough for a conventional septic system for a three-bedroom home. That report is below.
It closed in October 2025.
The diligence file as it stood at closing, including anything still open.
"Lot 4" of the 1963 "Survey for Eugenia Roundtree" filed in her estate, carved from 25 acres acquired in 1945 (Book J24 Page 432). Lot 4 was devised to one child, then passed through two more estates. The closing attorney cleared all three; the recorded deed (Book 4690 Page 592) recites the whole chain.
Soil & Septic Solutions, PLLC, field date September 13, 2025, report September 18, 2025. Seven borings. The front third is unsuitable because of wetness near the ditch. About 40,000 sq ft in the middle has at least 36 in of sand to wetness: suitable for a conventional system for a three-bedroom home. Not a permit.
Town water is available, with a tap fee of about $3,000. No sewer: a home needs septic.
Inside the Town of Grifton. Our notes say R-10 residential, but we have no written source for it.
Field and drone inspection, August 30, 2025: the lot in standing corn, the ditch across the front, a wooded back, an old shed at the rear, power across the street, homes on the neighbouring lots, and a large solar farm to the east.
Paved public frontage on the south side of Wall Street.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
