Fifty acres of timberland behind the houses on Swett Lane, with a railroad along its back line. Its deed describes no road frontage at all.
County GIS drew the lane touching one corner, but no lane runs there on the ground, and the electric co-op told us the lane it serves is somewhere else. A recorded easement turned out to cover other land entirely. So we pulled the deed history of every neighbouring parcel, asked a surveyor to locate any access point, and sent certified letters to the neighbours asking for an easement.
Title had a second surprise: a $649,000 federal tax lien filed against someone else with the same name. It was cleared with a sworn affidavit that the lien was not the owner's.
The answer to the access question turned out to be the neighbours themselves. The adjoining owners, who came to the table because of those letters, bought it in May 2025.
The diligence file as it stood at closing, including anything still open.
About 50.5 acres by deed, 50.03 by county GIS. 1,024 ft along the railroad right of way on the north-west side, and no public road frontage in the description.
County GIS shows a private lane ending at the tract's east corner; the electric co-op placed the lane elsewhere. Our certified letter asking a neighbour for an easement is on record. One neighbour declined.
A notice of federal tax lien for $649,373, filed in 2023, against a different person with the same name, a different address and different Social Security digits. Cleared with a "not me" affidavit sworn by the owner.
Robeson County Environmental Health searched its system and old files: no septic permit record for the parcel. No soil or perc work was done.
Our estimate from maps and imagery was about 30% wet, in the middle. No delineation was done.
To the adjoining owners, who did not need a road across anyone else's land.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
