A father bought this land sixty-odd years ago and later deeded it to his two sons together. In 2019 the brothers had it surveyed and split down the middle, but county maps and parcel data still drew the old 100-acre outline.
So the first job was to be sure which half we were buying. The seller sent his own overhead map and photos of the 2019 survey, and we matched them: the north 50.2 acres, in two parcels either side of Highway 63, with the county line along its north and west edges. Nearly all of it had been planted in pine about fifteen years earlier.
We listed it, and three investors called within two days. One signed with no due diligence period and a hard closing date, and it closed in May 2025 once the title search came back. The buyer, a land investor, went on to subdivide it.
The diligence file as it stood at closing, including anything still open.
The investor who bought it subdivided the tract after closing (James). We have not pulled the new county parcels.
Boundary survey, field work May 29, 2019, drawing June 19, 2019. Parcel 1A, 39.11 acres, west of AL 63; Parcel 1B, 11.10 acres, east of AL 63. Corner monuments found or set at every corner. The brother's south half, 50.20 acres, is a separate parcel.
Both parcels front Alabama Highway 63, a paved state highway on an 80 ft right of way, about 1,490 ft in all.
The north and west lines are the Clay County and Tallapoosa County line.
Nearly all 50 acres planted in pine around 2010, per the seller.
May 4, 2025: thick forest of good trees, gently rolling ground, clean, no trash, roads in good condition, a gravel field-road entrance off the highway. No electric box or water meter seen.
No mapped flood zone or wetlands per our check; no HOA.
Unincorporated; zoning, power and water were not confirmed with the county or utilities.
Owner's title policy issued at closing. All parties signed Alabama's wholesale property affidavit. Closed May 23, 2025.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
