A 1.3-acre lot where the seller grew up, empty for twenty years and grown up in brush, reached by a private dirt lane that crosses the property itself.
The seller remembered an old well and septic from a home that once stood there but could not say what still worked. So every buyer heard the same thing on the first call: the lane is private and kept up by the people who live on it, the old well and septic are unknown and a new home would likely need a new septic site, and power runs to the neighbours on the lane but nothing was checked at the lot.
Title was the other piece of work. The owner had inherited the land from his father with his siblings and had married since, so under North Carolina law his wife had to sign even though the land was his before the marriage. When a death in her family took her away the week of closing, the closing attorney's paralegal drove out and notarized it in person.
It went in September 2024 to a buyer who found it online and wanted a small piece of country to hold for her family.
The diligence file as it stood at closing, including anything still open.
1.30 acres as surveyed by J.C. Shearin, C.E., bounded by iron pins, about 210 ft by 260 to 315 ft, with the east line along the margin of the road. Our deed recorded at Book 1143 Page 555, Warren County Registry.
Inherited by the seller and his siblings from their father (died 1990), then deeded to the seller by the other heirs. Owner's title policy issued at closing, standard exceptions only. No recorded easement for the lane was found.
Red Oak Lane is a private dirt lane kept up by its residents, and it runs through the tract. The tract also touches Parktown Rd.
An old well and septic remain from a former home. Condition unknown; a new home would likely need a new septic site and the old system may need closing. No perc test was done while we held it.
No mapped flood zone or wetlands (desk check).
The seller's spouse signed under North Carolina marital rights; the attorney's paralegal notarized in person.
Warren County parcel F9 12, PIN 2953134107. The county has since assigned it an address on Red Oak Ln.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
