A 17-acre wooded tract in northern Stokes County with a farm pond, a spring, and a public road running straight through it, splitting it into a larger west piece and a smaller east one.
The county card said 16.45 acres; the owner was sure it was more. She had a 2021 survey rolled up at home, and once we had a photo of it, the recorded plat settled it: 17.103 acres, 0.958 of them under the road. It also showed a Duke Energy right of way across the south end and the pond's dam on the north line.
We asked the county the rest: no public water, no septic application ever filed, residential agricultural zoning, and room to split it into up to three lots. Title needed an estate file before the attorney called it clear. It closed in May 2025.
The diligence file as it stood at closing, including anything still open.
Lot #3, Plat Book 18 Page 89, Stokes County, surveyed by Norman T. Scott, PLS, February 2021: 17.103 acres total, 0.958 in the road right of way, 16.145 net.
Delta Church Road, S.R. 1674: a public state road, 21 ft paved on a 60 ft right of way, running north-south through the tract. Overhead power runs along it.
A Duke Energy 68 ft right of way (Deed Book 512 Page 2000) crosses the south end. A farm pond with a dam sits at the north end of the west piece, with the north line drawn across the pond. A small creek runs north-south through the west piece.
Stokes County Public Works: no public water. No sewer. The seller described a natural spring on the land.
Stokes County Environmental Health: no previous septic application for the parcel. USDA maps Fairview and Poplar Forest soils, well drained and deep, on 8 to 15% slopes. No perc test is in our file; the buyer ran their own soil work before closing.
Residential agricultural; stick, modular or mobile homes allowed (a mobile home on a masonry foundation). Up to three lots of at least one acre by minor subdivision with a survey.
No mortgages, judgments or liens. The closing attorney reviewed the abstract and an estate file and called title clear on April 25, 2025. Deeds recorded May 9, 2025.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
